Refinance Home Loan
Advice on refinancing your current debts to get a better deal.
No Obligations
Why refinancing is important
When people contact us to refinance, the number one thing on their mind is getting a lower interest rate to reduce their home loan repayments. Some people are simply financially savvy and want a better deal and others are under financial strain where every dollar saved on interest helps!
It's important for all mortgage holders to review their home loan interest rate (and all other debts), every one to two years as banks run a profitable business and increase their variable interest rates as they please (it's not always tied to an RBA rate increase)!
As a Keystone Home Loans client, we keep reviewing your rate after settlement and renegotiate where we can, because we want every client on the best deal we can get them.
As mortgage brokers, we advise you on how to better structure all you debts (home loan, car loan, personal loans, credit card debt etc.) to reduce your overall interest repayments and fees each month. Usually this is by rolling most debts into your home loan.
Simply book a free call with Phillip if you'd like to understand your options.
With relationships with 50+ banks and lenders, clients across Sydney and New South Wales, strong knowledge of banking policies and efficient, friendly service, you will feel in safe hands.
Best of all, we don’t charge you a fee to use our service as we are paid by the lender when your home loan settles.

How refinancing can help
Reviewing your financial situation with a view to refinancing to a new lender comes with benefits:
Get a lower interest rate
Lower your monthly repayment by moving to a sharper rate. Not sure whether fixed or variable suits you better, or want to lock in a rate before it moves? We'll explain what that means for your refinance.
Have a more flexible loan structure
Restructure with an offset account (a transaction account that reduces the interest charged on your loan) or redraw.
Consolidate your existing debt
Roll credit cards, car loans and personal loans into the home loan to simplify and reduce monthly cost.
Accessing extra funds
Release equity to renovate, buy an investment property or invest in shares.
You should consider refinancing if you
Need to buy your next home before selling your current one, where bridging loans may help.

Not only did he help us find the loan we desired, he was proactive with our conveyancer, the bank and all other parties involved to make sure we had our i's and t's, ticked and crossed. As a first home buyer this was invaluable. Thankyou Phillip for helping us with our first home.”

Frequently Asked, Clearly Answered
There are usually four costs to budget for:
- Discharge fee from your current lender (typically $300-$400)
- Settlement fee on the new loan
- Property valuation (often free, sometimes covered by the new lender)
- Government charges to register the new mortgage
Many lenders offer cashback that covers most or all of these. We'll show you the net cost before you commit.
Typically three to six weeks from application to settlement, depending on the lender and how quickly the valuation comes back.
A refinance application creates a credit enquiry, which can dip your score temporarily. Approved loans paid on time rebuild it quickly. We only submit one application, to the lender that fits you best.
Most lenders want you at or below 80% LVR to avoid lenders mortgage insurance on the new loan. Above 80% is possible, but the maths needs to work.
Yes. We work with lenders who assess self-employed income properly, including options that use one year of financials or BAS statements.
Depends on your goals and how much certainty you want. Splitting part fixed and part variable is common. We'll talk through what suits your situation rather than guess at where rates go next.
No. The lender pays us a commission when your loan settles. There's no fee to you, and we put what we're paid in writing.
