Investment Home Loan
Investment loan expertise to guide your investment property portfolio.
No Obligations
Thinking about an investment property?
Many investors already have the deposit sitting in their home equity. You don't always need cash savings to get started.
Picking the right lender matters more than most buyers expect. Valuations can vary across the 50+ lenders we compare, and that one number drives your usable equity, LVR (loan-to-value ratio), rate and whether LMI (lenders mortgage insurance) applies.
Then there's serviceability. Each lender treats your income, existing debts and rental income differently. Your current bank often isn't the best fit, even when they say yes.
Plenty of investors hit a wall because the first loan wasn't set up with another purchase in mind. We structure for the portfolio, not just the purchase in front of you.
Let's look at the numbers first
Book a free, no-obligation consultation with Phillip. We'll work out your borrowing power, look at the equity you can access through a refinance if that's the path, and map a structure that keeps your options open for the next purchase.

“Refinanced through our mortgage broker and couldn’t be happier. Phillip secured us a great interest rate, helped consolidate our loans, and ended up saving us a heap of money each month. Everything was explained clearly and the process was smooth from start to finish. Highly recommend.”

“Phillip was amazing. Not only did he help us find the loan we desired, he was proactive with our conveyancer, the bank and all other parties involved to make sure we had our i's and t's, ticked and crossed. As a first home buyer this was invaluable. Thankyou Phillip for helping us with our first home.”

Frequently Asked, Clearly Answered
Usually enough to cover a 20% deposit plus buying costs (such as stamp duty) on the new property without pushing your home loan above 80% LVR. Less is possible if you're comfortable paying LMI on the new loan.
Yes. Many investors do exactly this. We can restructure your existing loan to release equity, which becomes the deposit and costs for the investment property. Two standalone loans, no cross-collateralisation.
Interest-only often suits investors with non-deductible home debt, because it directs cash flow to paying down the home loan first. P&I builds equity faster and rates are usually lower. We'll model both for your situation.
Lenders look at your income, existing debts, living expenses and around 70-80% of expected rental income. Each lender calculates this differently. If you're self-employed, the spread between lenders gets even wider.
Usually, yes, and interest-only often adds a little more. Phillip can compare current investment rates across lenders for you.
No. The lender pays us at settlement. There are rare exceptions for very complex situations, and we'd tell you upfront if that ever applied.
