Commercial loans

Finance that helps your business grow

When it comes to securing a commercial loan, the right financing can make all the difference to your business's growth and success.

Whether you're buying a new property, expanding your operations or refinancing an existing loan, commercial lending can be complex. We're here to simplify it. We work closely with you to understand your business goals and tailor a loan that fits.

Commercial loans can involve different terms, security requirements and interest rate structures to residential loans. With access to a wide range of lenders and loan products, we look for the rates, terms and structure that suit your business, saving you time, money and stress.

Who it suits

What a commercial loan can do for you

A commercial loan is secured by commercial property, or borrowed for a business purpose. These are the most common reasons to use one.

  • Buying your business premises

Stop paying rent and own the office, shop, clinic or warehouse your business runs from.

  • Investing in commercial property

Buy a property to lease to business tenants. Lenders look closely at the lease and the tenant as well as your own finances.

  • Refinancing a commercial loan

Move to a sharper rate or better terms, consolidate business debts, or restructure before your loan comes up for review.

  • Expanding your operations

Fund a larger site or a second location as the business grows, secured by property or by the business.

  • Using equity you already have

Equity in property you own, commercial or residential, can fund the deposit or act as extra security for the new loan.

  • Buying through your SMSF

Your super fund may be able to buy business premises with a limited recourse loan. See SMSF loans.

Know the differences

How commercial loans differ from home loans

  • A bigger deposit, or more security

Lenders usually lend a smaller share of a commercial property's value than they do on a home, so expect a bigger deposit or to offer other property as security.

  • Shorter terms and reviews

Commercial loans often run for a shorter term than a home loan, and some are reviewed or renewed every few years. The rate and conditions can change at review.

  • The property and lease matter

Lenders look at the property type, location, zoning and how easily it would sell. For an investment, they also look at the tenant, the rent and how long the lease has left.

  • Your business finances are assessed

Expect to provide financial statements, tax returns and BAS, and to show the rent or business profit covers the repayments. Self-employed? See self-employed home loans for how lenders read business income.

  • Pricing is case by case

Rates and fees depend on the property, the borrower and the loan size, rather than one advertised rate. That's why comparing lenders matters.

  • Fewer consumer protections

Loans for business purposes, or to a company, generally aren't covered by the National Credit Code. Some protections that apply to home loans won't apply, so read the terms carefully.

Before you commit

Things to watch out for

  • Personal guarantees

When a company or trust borrows, lenders often ask the directors or trustees for personal guarantees. That puts your own assets on the line if the business can't pay.

  • Loan conditions

Some commercial loans come with conditions, such as keeping certain financial ratios or giving the lender your accounts each year. Breaching them can give the lender rights even if repayments are up to date.

  • Vacancy

Commercial property can sit empty between tenants. Budget for months without rent, and for incentives a new tenant may ask for.

  • GST, tax and structure

Buying commercial property can involve GST, and the best ownership structure depends on your tax position. Talk to your accountant before you sign.

  • Review and expiry dates

Know when your loan is due for review or expires, and start refinancing early. Leaving it late leaves you with fewer options.

  • Valuations

Commercial valuations are more detailed than home valuations and can take longer. A lower-than-expected valuation reduces how much you can borrow.

Frequently Asked, Clearly Answered

It depends on the lender, the property type and your financial position. Commercial lenders usually lend a smaller share of the property's value than home lenders, so the deposit is generally bigger. Equity in other property can sometimes stand in for cash. We compare what lenders will accept for your situation.

Often, yes. Many buyers use equity in their home or investment properties to fund the deposit or as extra security. It does put that property at risk if the loan isn't repaid, so we talk through the structure and the risks before you decide.

Usually, because lenders see commercial lending as higher risk. The rate depends on the property, the lease, the loan size and your finances, and there's no single advertised rate. Comparing lenders is the best way to see what's available to you.

Usually recent business and personal tax returns and financial statements, BAS, details of your existing debts and the contract of sale. For an investment property, lenders also want the lease. We give you a checklist for your lender before you start.

It may. An SMSF can buy business real property, including from a related party at market value, and lease it to your business at market rent. Since 10 August 2026, new SMSF property loans can only be used for business real property. See our SMSF loans page, and get advice from your accountant or licensed adviser first.

Yes, commercial loans are often in the name of a company, trust or SMSF rather than an individual. Lenders usually ask the directors or trustees for guarantees and want the structure's documents, such as the trust deed. We help you pull together what your lender needs.
